Esthwaite Water lease up for sale

The lease on Esthwaite Water is for sale. Owner Nigel Woodhouse is approaching retirement age and has put the lease on the 280-acre lake and its established leisure businesses on eBay and is open to offers.

Mr Woodhouse has owned the lake, which lies next to Lake Windemere, for 32 years.

Esthwaite is the largest stocked fishing lake in the north-west of England. It attracts thousands of anglers to its shores each year and is home to a huge population of brown trout. The venue became a brown trout-only fishery after the Environment Agency issued its trout and grayling strategy in 2009, which aimed to reduce the risk of wild and farmed brown trout inter-breeding.

There is also a café named after Beatrix Potter who described it as her "favourite lake". 26 of her images, painted around the shores of the water, hang in a studio.

The site is of European importance and is a Site of Special Scientific Interest. It also has Ramsar status, which commends wetlands of international importance.

Included in the 15-year lease from the Graythwaite Estate are the entire water and land on the south west shore, a Victorian boathouse, fisherman’s lodge, shop and café. There is also a slipway and jetty for boats as well as disabled facilities.
